 Step-By Step process to help you make the right decisions

We recognize that your home may be your biggest investment and asset. Selling is a big deal and our job is to guide you through the process. Below is a step by step process you can expect when working with us.

  1. Pre-listing Consultation

We understand that everyone has different motivations and needs when selling a home. In our first meeting we’ll be listening to you so we can best reach your goals. During this stage we’ll tour your home to gather all the information we’ll need for the next step. Because you’re goals are important to us, we’ll be asking a few of following questions.

  • What is your timeline for selling the home?

  • What improvements could be done to maximize your return on investment (ROI)?

  • How does selling your home play into your next purchase?

2. Determine Value and Listing Strategy

Based off your goals and the current real estate market we’ll determine a listing strategy for your home. We’ll do a Comparative Market Analysis (CMA) analyzing other homes in your neighborhood to determine a value range and expected sale price.

3. Prepare Your Home for Market

We’ll connect with top professionals to prepare your home for market based off our Pre-listing Consultation and Market Determination. To help the process along we’ll work with you on a timeline and checklist to ensure your home is in tip top shape in time for your listing date.

4. Photography, Staging, and Listing

First impressions are everything and we want to create a great first impression for your buyers. We work with top photographers and stagers in the Puget Sound to ensure your home presents its best self to the world. Once listed your home will be marketed online through all relevant real estate sites including NWMLS, Zillow, Redfin, Trulia, Realtor, Windermere, and many others. Signs go up (QR codes link to our digital marketing), keyboxes are installed, open houses are scheduled, and flyers are distributed all while we communicate with you on the progress.

5. Offer Received & Negotiation

We’ll present all offers you receive and explain the pros and cons of each one. Not all offers are equal and some will better match your goals. From there we negotiate to secure favorable terms and that the buyer has the ability to close, and on time.

6. Getting to Closing

We’re almost there. We’ve negotiated terms and come to a mutual agreement with the buyers. We’ll provide timely updates during the closing process so that you’re in the loop. Our job will be to ensure any documents are completed and in order and to facilitate a timely close.

7. SOLD!

We made it. You’ll be signing your closing documents and are ready to begin the next stage in your life. Don’t worry, we’ll still be around to help answer any lingering questions. We love to check in with previous clients to see how things are going and provide any help you may. need!
